On-Demand Pest Control Resident Terms of Service

On Demand Pest Control, also referred to as “Pest Assurance” within this On Demand Pest Control Terms of Service, and subject to your residential lease agreement, is an innovative pest control service powered by Pest Share that provides an effective, reactive, and targeted approach to pest control in full replacement of overall less effective, traditional, preventative programs. Pest Assurance allows up to four (4) reactive services with a maximum of three (3) included pests within a 12-month period, each including a 30-day warranty, with all requests subject to review by Pest Share. Any reference to “you” or “your” refers to you as the Tenant.

To file a service request: Simply visit www.pestshare.com to request service and include your full address with unit number, a valid phone number, and email address. Duplicate requests will be cancelled. Pest Share will communicate via email and text if the phone number you provide in the request for service is mobile. Be sure to check your spam folder throughout the process.

Your Pest Assurance program only covers the pests included as listed under the service you are enrolled per your residential lease agreement (i.e., Basic, Plus, Pro, or Premium).  You are responsible to communicate with Pest Share and the service technician to reschedule service. You will be charged any and all fees imposed by Pest Share and/or the service provider(s) if service is refused, you fail to allow entry to the property, or a person 18 years or older is not present at the scheduled date and time. All questions regarding your pest control service should be communicated to Pest Share directly via chat at www.pestshare.com or email at claims@pestshare.com, unless otherwise directed by Pest Share.

You acknowledge the responsibility to report all visible pests at www.pestshare.com, whether or not the pests are included in your Pest Assurance program. Your failure to initiate the request for service at www.pestshare.com will result in an inability to provide service for which you may be held financially responsible if an infestation occurs as a result of delay to report visible pest(s), as directed.

Some pests require a unique remedy. You understand that multiple treatments, inspections, sanitization, proofing, and/or exclusion of entry points, the treatment of adjacent units, and other considerations may be required, some of which may not be included within your Pest Assurance program and may be treated at your sole expense.  Pest Share will communicate with all parties and you agree to promptly support all needs outlined in the correspondence received, and to allow access as required. Neither Landlord, Pest Share, nor the contracted service provider(s) are liable for any incurred expense by you for said periods of time requiring you to vacate the property for treatment of all pests. Landlord, Pest Share, and the contracted Service Providers will make every effort to reduce inconveniences in remediation. You understand the necessary protocol varies based on the type of pest and necessities therein.

Pests covered under Pest Assurance Plus, plus mice and household ants with an infestation inside of the Leased Unit, excluding carpenter ants which are considered a wood destroying organism and therefore are an expense of the Property Manager.

Pests covered under Pest Assurance Pro, plus mice and rats (to include baiting and trapping only and excludes Proofing and Exclusion), spiders, bees, wasps, yellow jackets, hornets, box elder bugs, elm seed bugs, earwigs, scorpions, silverfish, and centipedes.
